A penthouse at the Four Seasons Residences at the Surf Club, listed for nearly $50 million, led new pending sales in Miami-Dade County during the week of March 2 to March 8. Buyers signed contracts for 24 properties across the county in that period, according to the latest Eklund-Gomes signed contracts report.
The report tracks homes and condos listed at $4 million or more on the Multiple Listing Service. On average, these properties spent 126 days on the market before going under contract. During this week, 38 new luxury listings were added, bringing the total number of such listings to 1,258.
In comparison, buyers signed 31 contracts for Miami-Dade properties in the previous week with a combined asking price of $488 million. That included a notable purchase by Mark Zuckerberg and Priscilla Chan of a property at 7 Indian Creek Island Road for $170 million.
For the most recent week reported, single-family homes accounted for 14 of the contracts with an average asking price close to $10 million and an average time on market of 91 days. The total asking dollar volume for these homes was $138.4 million. The highest-priced home was a five-bedroom residence at 665 Leucadendra Drive in Coral Gables, listed at $27.6 million and owned by Yrma Palenzuela. Judy Zeder and Patricia Praca from Jills Zeder Group at Coldwell Banker are handling its listing.
Ten condos went under contract last week with an average asking price of $12.4 million and an average time on market of 175 days. These units totaled $124.4 million in asking volume, averaging about $3,300 per square foot. Leading this segment was Penthouse 6 in the north tower at 9111 Collins Avenue in Surfside—a four-bedroom condo with seven bathrooms and a large rooftop terrace—listed by Ximena Penuela’s Fort Realty.
Meanwhile, New York saw buyers sign contracts for 43 homes last week with a combined asking price exceeding $421.5 million; those properties spent an average of 408 days on the market.
