Baptist Health South Florida has acquired a two-story medical office building in Kendall for $14.2 million, according to a press release. The property, located at 9090 Southwest 87th Court, is near the hospital’s main campus.
The buyer, Baptist Health based in Coral Gables and led by CEO Bo Boulenger, was represented by Cresa Partners. Alfredo Riascos of Gridline Properties represented the seller, an entity managed by Yvette Almeida of Miami. According to Riascos, the sale price equates to $650 per square foot, one of the highest prices paid per square foot in the Kendall office submarket.
Records show that the Almeida entity purchased the 1.2-acre site for $1.3 million in 1995. The building was originally completed in 1962 with an additional 8,382 square feet added in 1985. Current tenants include ADC Ambulatory Diagnostics Center, CBC Breast Imaging Center, The Neurology Group and Integrated Comprehensive Urgent Care.
Almeida is identified as the daughter of Jaime Pozo, described as a pioneer in medical office investments in South Florida who died in 2022.
Baptist Health operates 12 hospitals and around 200 medical care and office facilities across South Florida, making it the largest health care provider in the region according to its website. Last month Baptist Health acquired two other medical-use properties for a combined $40 million: it paid $26 million for a ground lease on a three-story medical office building in Boynton Beach and spent $14.2 million on a development site in Sunrise where it plans to build Baptist Health Sunrise Hospital—a seven-story facility with 100 beds and offices.
Additionally, Anchor Health Properties from Charlottesville is constructing a four-story rehabilitation center with an adjacent parking garage for Baptist Health in South Miami; this project secured a $58.4 million construction loan last year.
