Boca Raton mansion leads luxury home contracts in Palm Beach County

A Boca Raton mansion listed for $23.3 million led the luxury real estate contracts signed in Palm Beach County during the week of Aug. 25 to Aug. 31, according to a market report from Douglas Elliman’s Eklund-Gomes team.

In total, buyers signed 10 contracts for homes priced at $3 million or more, with a combined asking price of $67 million. The properties spent an average of 265 days on the market. This marks a slight decrease in dollar volume compared to the previous week, when 11 homes totaling $64.7 million in asking price went under contract.

The Eklund-Gomes team’s report tracks single-family homes and condos listed on the Beaches MLS at $3 million or higher. During the week, there were 23 new listings added and a total of 968 active listings available.

Of the pending deals, eight were single-family homes and two were condos. The pending condos had an average asking price of $6.8 million and spent about 394 days on the market.

Single-family homes accounted for $53.4 million in asking dollar volume with an average time on market of 136 days and an average asking price of $6.7 million.

The highest-priced home to go under contract is located at 212 West Alexander Palm Drive within Royal Palm Yacht & Country Club, considered Boca Raton’s most expensive neighborhood. Property records show that a trust named for the address purchased the site for $6.4 million in 2021 before building the current six-bedroom, eight-bathroom residence with a pool in 2023. The property was initially listed for $25 million in 2022, according to Zillow, and is represented by Marcy Javor with Signature One Luxury Estates.

Another notable transaction is unit 503/504 at 3000 South Ocean Boulevard in Palm Beach—a condo spanning approximately 7,100 square feet—which was listed for $10 million after being purchased by Perseverance Holdings Trust for $5 million in 2018. The condo features five bedrooms, six bathrooms, two half-bathrooms, a library, media room and five parking spaces; it has been marketed by Christian Angle with Christian Angle Real Estate since January.
