Buyer acquires second Manalapan estate for $35.1 million in April deal

Rebecca and Tonio Arcaini sold their oceanfront estate in Manalapan for $35.1 million, according to records from April 13. The property at 1280 South Ocean Boulevard was purchased by Pitchoune Life, a Delaware entity that had also acquired the neighboring lot for $27.5 million in January, bringing the buyer’s total investment to $62.6 million for a combined 2.6-acre parcel.

The significance of this transaction lies in the ongoing demand for luxury waterfront properties in South Florida, particularly during the winter and spring seasons when market activity is highest.

Gary Pohrer held the listing for both sales, while Marine Rollins with Miami Global Realty represented the buyer on each occasion. Rollins is married to cosmetic surgeon Dr. Aaron Rollins; last month, they sold their Indian Creek Island estate in Miami to Mark Zuckerberg and Priscilla Chan for $170 million.

Tonio Arcaini is known as an Italy-born, Germany-raised businessman who founded TA-XAN AG, a German food additive company. Records show that he and his wife bought the 1.3-acre Manalapan property through their trust in 2003 for $5.9 million before constructing a mansion of about 15,900 square feet four years later. The home features eight bedrooms, thirteen bathrooms, four half-bathrooms, a two-bedroom guest house as well as amenities such as a theater, wine cellar, pub and wellness center with gym facilities.

The Arcainis originally listed their property at $56 million last May but reduced the price three times before selling it this month; Zillow data confirms these price changes occurred over time.

Manalapan has seen several high-value transactions recently as buyers continue to seek large waterfront estates: earlier this month Frank and Dolores Mennella purchased another ocean-to-lake estate there for $51.7 million after previously buying a mansion in Jupiter’s Bear’s Club community; billionaire optometrist Dr. Herbert Wertheim paid $65 million last December for an oceanfront mansion spanning nearly 28,000 square feet.
