Century Homebuilders faces lawsuit over alleged fraudulent asset transfers linked to late founder

Sergio Pino’s widow, Tatiana Pino, and their daughters have filed a lawsuit against Nancy Pastor, Pino’s longtime girlfriend, and others over alleged fraudulent transfers of Century Midtown assets. The legal action was brought last week in Miami-Dade Circuit Court by Tatiana Pino—now president of Century Homebuilders Group—along with the couple’s daughters, Alessandra and Carolina Pino, and related entities.

Sergio Pino, who founded Coral Gables-based Century Homebuilders Group, died by suicide in July 2024 as FBI agents were preparing to raid his home. Authorities had been investigating allegations that he attempted to murder his wife through poisoning and hiring hitmen. At the time of his death, Sergio and Tatiana were undergoing a contentious divorce.

The lawsuit centers on trust and lease documents connected to Century Midtown in Doral. According to court filings, these documents were created or amended by attorney Eugenio Duarte in March and July 2024. The complaint alleges that these documents—including a 99-year lease and two trusts—were executed without proper consent from stakeholders such as the bank or project partners. Plaintiffs claim these actions aimed to benefit Pastor.

“In July 2024 as Sergio Pino’s multi-year efforts to kill Tatiana, his joint partner/owner by the entireties of CHG, failed, and with the FBI and the police closing in, certain documents related to the collateralized clubhouse were purportedly executed by Sergio without the consent of the bank, his project partners, Tatiana, or those he sought to transfer control to all of his interests in Century Fitness and the Clubhouse, among other things,” according to the complaint.

“These efforts were criminal, fraudulent, intentional and otherwise wrongful,” states the lawsuit.

Pastor’s attorney Michael Schlesinger provided a statement: “Ms. Pastor has never done anything illegal and has always been ethical and transparent in all Estate matters.” He added that Pastor did not receive copies of any trusts until after Sergio Pino’s death. Schlesinger also stated: “To set the record straight, for over the past decade that Ms. Pastor was affiliated with Mr. Pino’s businesses and ventures she never witnessed Ms. [Tatiana] Pino involved in any business transaction until she took over after his untimely death.”

Metadata from one trust document dated March 11 indicates it was actually created on March 13—the period when authorities say Sergio learned about federal investigations into an alleged plot against Tatiana. Another trust was dated July 15—one day before Sergio’s death.

The suit also names Joseline Pereira (Century Homebuilders’ former CFO) for instructing Duarte to prepare key lease agreements tied to Century Midtown’s clubhouse property at addresses including 2038 Northwest 107th Avenue.

Duarte expressed reservations about these transactions via email: “Each transfer, assignment, appointment etc., can potentially alter the relationship with third parties (or even require the consent of third parties) and we have to be careful not to make any decisions in haste without considering all possible consequences with Century’s relationship with others… I am concerned that some of these changes are not needed…and may bring detrimental consequences.”

Ownership disputes involving properties at 2038, 8075 and 8175 Northwest 107th Avenue have reportedly complicated refinancing or sale efforts for Century Town Center. CBRE was engaged to seek new lenders or buyers but has faced obstacles because existing partners are considered unacceptable guarantors by third-party lenders; this could force a sale or recapitalization involving new partners.
