Chateau Beach unit leads Miami-Dade weekly condo sales at nearly $15M

Miami-Dade County saw an increase in total condo sales volume last week, though the number of units sold decreased. Between August 11 and August 17, brokers closed 55 condo transactions totaling $94.2 million, compared to 80 sales amounting to $82.3 million the previous week.

The average sale price per unit reached $1,713,245, up from the prior week’s average of $1,028,539. The average price per square foot also rose to $820 from $563, based on data provided by Redfin.

Among the top ten transactions for the week, sale prices ranged from $2 million to nearly $15 million.

The highest-priced sale was for Unit Sky Villa at Chateau Beach located at 17475 Collins Avenue in Sunny Isles Beach. The property sold for $14.9 million, or $1,829 per square foot. “Jonathan Mann and Jill Hertzberg with Coldwell Banker Realty had the listing, and Alberto Fernandez with Sustainable RE brought the buyer.”

Another notable transaction was Unit 1103 at 57 Ocean (5775 Collins Avenue) in Miami Beach, which sold for $11 million—equivalent to $3,288 per square foot. “Gabriela Dajer with One Sotheby’s International Realty had the listing, and Alex Carnot with United Realty Group
