Housing Trust Group secures approval for affordable housing project in Hollywood

Housing Trust Group has received approval from the Hollywood City Commission to move forward with Hillcrest Village, an eight-story apartment project in the Hillcrest area of Hollywood. The development will offer 110 units designated as affordable housing.

The commission’s unanimous decision included rezoning the site, approving the site plan, and modifying the master plan for the area located just west of I-95 along Pembroke Road.

Hollywood Vice Mayor Idelma Quintana addressed the commission regarding the local need for affordable housing. “One of the reasons that I gave for supporting this project was the understanding that there are many current Hillcrest residents who are having trouble meeting their own housing costs and are concerned about being able to stay in the community,” Quintana said. “Some of the folks there are afraid of losing their condos.”

The apartments will be reserved for renters earning between 30 percent and 80 percent of the area median income (AMI), which ranges from $28,860 to $76,960 according to data from the U.S. Department of Housing and Urban Development. Broward County’s median household income is $96,200.

The 2.5-acre site at 1101 Hillcrest Drive is owned by Tobin, a Hollywood-based family real estate business led by Herbert A. Tobin and Jason L. Tobin. Tobin partnered with Miami-based Housing Trust Group, led by Matthew Rieger and Randy Rieger, to seek city approvals.

Hillcrest Village will allocate its units by income level: 52 units for those earning up to 60 percent of AMI, 31 units for up to 70 percent, 17 units for up to 30 percent, and 10 units for up to 80 percent.

Planned amenities include a pool, gym, clubhouse, café, Amazon parcel lockers, playground, rooftop community garden, and 744 square feet of office space.

During last week’s meeting, city commissioners selected the original architectural design for the project after Housing Trust Group presented an alternative option. The alternative design was prepared following a recommendation from the Hollywood Planning and Development Board in August.
