Lennar advances plans for new townhome complex near Navy Wells Pineland Preserve

Lennar is planning to build a 146-unit townhome development in south Miami-Dade County, continuing its role as the leading residential builder in the area. The proposed community, named Villas De San Diego, will be located on a 12-acre site at the southeast corner of Southwest 355th Street and Southwest 192nd Avenue, adjacent to the Navy Wells Pineland Preserve.

According to county filings, Lennar initially proposed a project with 137 townhomes in 2023 but received approval last year for an expanded plan with 146 homes. The most recent filing from Lennar is for plat subdivision improvements. The planned townhomes will be two stories high, with prices starting in the high $300,000s as listed on Lennar’s website.

The land for the project was purchased in May by TPG Angelo Gordon, a New York-based private equity firm, for $12.3 million. TPG Angelo Gordon has entered into a land banking agreement with Lennar, allowing it to acquire and hold property until Lennar is ready to begin construction. This arrangement helps Lennar secure developable sites years ahead while keeping them off its financial statements until acquisition.

Over the past five years, Lennar has completed approximately 8,430 single-family homes and townhomes in south Miami-Dade—nearly 70 percent of all homes built during that period—according to Colliers Research (https://www2.colliers.com/en). The company is also responsible for developing about 60 percent of housing currently under construction in the region.

Founded by Leonard Miller in the 1950s and now led by co-CEOs Jon Jaffe and Stuart Miller (Leonard Miller’s son), Lennar ranks as the second largest homebuilder nationally.

In addition to Villas De San Diego, Lennar has other projects underway nearby. These include Century Parc Villas North with 125 townhomes at 35655 Southwest 192nd Avenue; an 88-home development on a 31-acre site at Southwest 288th Street and Krome Avenue in Redland—which will feature some model homes constructed using 3D printing technology; and a proposal for another complex near Homestead comprising 106 townhomes (including eleven workforce-priced units) on ten acres at Southwest 338th Street and Southwest 192nd Avenue.
