Mansions at Acqualina tops Miami-Dade’s weekly condo sales as dollar volume falls

Miami-Dade County saw a decrease in condo dollar volume last week, even as the number of closed sales increased. From August 18 to August 24, brokers completed 76 condo sales totaling $49 million, according to data from Redfin. This compares to 55 sales worth $94.2 million the previous week.

The average sale price per unit dropped to $644,907 from the prior week’s $1,713,245. The average price per square foot also declined, reaching $493 compared to $820 previously.

Among the top transactions for the period, prices ranged between $1.3 million and $6.9 million.

Unit 902 at Mansions at Acqualina, located at 17749 Collins Avenue in Sunny Isles Beach, was the highest-priced sale of the week at $6.9 million or $1,502 per square foot after nine days on the market. “Maria Barbosa with Elite International Realty had the listing, and Marvin Anhalt with Anhalt Realty brought the buyer.”

The second highest transaction involved Unit 2104 at Asia Brickell Key, situated at 900 Brickell Key Boulevard in Miami. The property sold for $2.4 million or $912 per square foot after being listed for 110 days. “Christopher Jude with PGutman LLC had the listing, and Daniel Hernandez with Compass brought the buyer.”

Other notable sales included a unit at Atlantic One at the Point in Aventura that sold for $1.3 million ($476 per square foot), with Paola Wagener of Charles Rutenberg Realty representing the listing.
