Miami Beach sets new record with $15M sale of non-waterfront home

A non-waterfront home located at 2301 North Bay Road in Miami Beach has been sold for $15 million, marking a new record for dry lot properties in the city. The house, which was constructed in 1925, is situated across from a waterfront mansion owned by model Karlie Kloss and her husband, Joshua Kushner.

According to property records, the seller was Land Trust N 1 and the buyer is NBR Miami LLC, a Delaware-based entity. Richard Elias signed on behalf of the seller, while the law firm Kellermann Varela represented the buyer.

The residence features six bedrooms and four bathrooms with over 5,000 square feet of interior space on a quarter-acre lot. The previous sale price of the home was $1.5 million in 2010.

This transaction surpasses the earlier record for non-waterfront homes in Miami Beach, previously held by a $13.4 million sale at 6644 Windsor Lane on La Gorce Island that took place in July.

Kloss and Kushner bought their eight-bedroom waterfront mansion at 2318 North Bay Road for $23.5 million in 2020 through a Delaware trust as well.

North Bay Road has been home to various celebrities such as Cindy Crawford and Rande Gerber, Shakira, and Barry Gibb of the Bee Gees.

Several notable real estate deals have occurred on North Bay Road since the pandemic. Last year, David and Victoria Beckham purchased a waterfront mansion at 4736 North Bay Road for $72 million, which set a record at that time. Prior to that sale, Barry Diller acquired a waterfront lot at 5930 North Bay Road for $45 million.

In early 2025, Todd Glaser and the Posner Group bought Sonny Kahn’s waterfront estate at 5940 North Bay Road for $105 million. Glaser reportedly intends to either flip the property for $169 million or rent it out for $495,000 per month while also planning to develop a spec mansion that could be listed for up to $300 million.

Adjacent to this property, Jamie Salter—founder and CEO of Authentic Brands Group—sold his waterfront property at 5970 North Bay Road to Anand Khubani for $40 million in January. Marcelo Claure, former CEO of Sprint and SoftBank Group International, is currently constructing a mansion nearby at 5212 North Bay Road.
