Stearns Weaver renews major lease; Off the Hook Yachts expands ahead of IPO

Stearns Weaver Miller Weissler Alhadeff & Sitterson has renewed its lease for nearly 100,000 square feet at Museum Tower in downtown Miami. The law firm will continue to occupy 96,800 square feet at the building located at 150 West Flagler Street, near the Miami-Dade County Courthouse. The renewal was announced by the landlord’s broker.

The leasing transaction involved Stephen Rutchik and Ana Paula of Colliers representing the landlord, while Grant Gassman and Chris Harak of Blanca Commercial Real Estate represented Stearns Weaver.

Museum Tower is owned by Moishe Mana through his company Mana Properties. Mana is considered downtown Miami’s largest property owner. He acquired Museum Tower in 2023 for a reported $73.8 million by purchasing an interest in the ownership entity; no deed was recorded as part of this transaction.

Mana has stated previously that he intends to adapt both Museum Tower and another nearby building at 172 West Flagler Street, which he also owns, to serve the legal industry. According to the release, Mana Hubs—co-working spaces designed for attorneys and other legal professionals—will open at Museum Tower. There are also plans for a membership club aimed at employees within the legal sector.

Off the Hook Yachts, a boat wholesaler based in Wilmington, North Carolina, is expanding its presence in South Florida with two new offices. The company will open a 1,500-square-foot office this month at 151 Las Olas Circle in Fort Lauderdale and a 5,800-square-foot office in December at 951 North Alternate A1A in Jupiter. Off the Hook Yachts buys and sells used boats and offers marine brokerage and financing services.

The expansion comes as Off the Hook Yachts prepares for an initial public offering (IPO) scheduled for October. The company aims to raise between $25 million and $29 million by offering five million shares priced between $5 and $7 each. Jason Ruegg founded Off the Hook Yachts in 2012 after starting out flipping boats as a teenager. Brian John was recently appointed CEO and will be based out of the new Jupiter office location.

Property records indicate that the city of Fort Lauderdale owns the site where Off the Hook Yachts leased space for its Fort Lauderdale office. An entity managed by Jeffrey Weinstein owns the Jupiter office building.

Stream Realty Partners is expanding its operations in downtown Miami after first entering South Florida two years ago. The Dallas-based commercial real estate firm has leased 8,000 square feet on the 30th floor of Citigroup Center at 201 South Biscayne Boulevard. Stream plans to move into this larger space from its current smaller office within Citigroup Center during next year’s first quarter.

Stream Realty Partners provides brokerage services for offices and industrial properties along with development and investment services. Its other Florida locations include Orlando and Tampa.

The company opened its first South Florida office in downtown Fort Lauderdale at 501 East Las Olas Boulevard in 2023. Since then, it has expanded its staff across Florida from six employees to forty-five according to information provided by Stream Realty Partners’ news release.

Citigroup Center is owned jointly by CP Group (based in Boca Raton), Monarch Alternative Capital (New York), and Tourmaline Capital Partners (Bryn Mawr, Pennsylvania).
