Greg Steiniger and Jeffrey Borham, leaders at eXp Realty, have merged their teams to form Team Borham, which now includes over 100 agents operating from Florida to Phoenix. This merger combines Greg’s national network of leads with Jeffrey’s sales model. Greg Steiniger is known for building the iHomes Network into a top-performing team at eXp Realty, recognized as the #50-ranked team in the U.S. by RealTrends in 2023. Meanwhile, Jeff Borham has closed transactions worth over $450 million in the past four years and developed a rental portfolio generating more than $1 million annually.
The merger aims not only to double production within two years but also to create new opportunities for agents and clients. One such initiative is iRental Homes, a venture that helps renters transition into homeownership by purchasing homes on behalf of renters and leasing them back with an option to buy later. This model is not traditional rent-to-own but rather rent with an option to purchase.
Greg will lead iRental Homes while developing RICA, the Real Estate Investor Certified Agent program within eXp Realty. This program certifies agents who can then receive rental leads and represent clients locally as part of the rent-with-option process. “The agent can bring the renter, or we can generate the lead and hand it to the agent,” Greg explained.
Jeffrey added that this system matches a renter, property, and investor, creating new opportunities for both clients and agents. The merger combines complementary strengths: Jeffrey focuses on traditional real estate while Greg concentrates on expansion and iRental Homes. “We’re very different types of leaders, but that’s what makes it work,” said Greg.
Both leaders believe this partnership could indicate future industry trends where different skill sets combine for accelerated growth. “It’s not about merging for size; it’s about merging strengths,” Greg noted.
